House Rules
ODA Suites is a brand of Bazar Hospitality Group and part of Baser Gastro AG.
These house rules are designed to ensure a pleasant stay for all guests and to promote the careful use of the apartments and communal areas. By making a booking, you agree to abide by these house rules.
1. General Conduct
Please treat the apartment, its furnishings and all communal areas with care.
Consideration must be shown to other guests, neighbours and third parties at all times. Behaviour that disturbs, endangers or inconveniences others must be avoided.
2. Self-Check-in and Self-Check-out
Check-in and check-out are carried out exclusively digitally via our guest app or the access details provided electronically.
All relevant information regarding access, times and usage is provided electronically.
There is no in-person reception on site.
Guests are personally responsible for using the information provided correctly and for ensuring that unauthorised third parties do not gain access to access data, codes, keys or access media.
3. Quiet Hours
Quiet hours are from 10.00 pm to 7.00 am.
During these times, noise must be kept to a minimum. In particular, loud conversations, music, TV/audio devices at high volume and disruptive behaviour in the apartment or communal areas must be avoided.
4. Use of the Apartment
The apartment may only be used for residential and accommodation purposes.
The following, in particular, are not permitted:
- Parties or events
- Commercial or business use
- Professional photography, video or film shoots without prior consent
- Subletting or transferring to third parties
- Use by more people than permitted in the booking
5. Smoking
Smoking is prohibited throughout the entire apartment and in all indoor areas.
Smoking is only permitted in expressly authorised or designated outdoor areas.
In the event of violations, additional cleaning, odour neutralisation or repair costs may be charged.
6. Visitors
Visitors are only permitted provided that this does not cause a disturbance to other guests, neighbours or third parties.
Overnight stays by visitors are only permitted if these have been expressly booked or approved in writing in advance.
The guest making the booking is also liable for the behaviour of visitors.
7. Pets
Pets are not allowed.
8. Duty of Care and Damages
The apartment, its contents, furniture, technical equipment and all items provided must be treated with care.
The guest is liable in particular for:
- damage caused by the guest
- damage caused by fellow travellers, visitors or other third parties for whom the guest is responsible
- loss or damage to keys, access cards or contents
- excessive soiling or improper use
Damage, defects or any unusual occurrences must be reported immediately via the Guest App or by email.
Damage not reported or excessive soiling may be charged to the guest retrospectively.
9. Cleaning and Waste
The apartment must be left in a tidy condition.
Dishes must be left clean; any heavy soiling must be removed.
Excessive soiling, extraordinary cleaning costs or improper disposal may be charged to the guest.
10. Security and Surveillance
Windows and doors must be closed when leaving the apartment.
Electrical appliances, lights and any other equipment in use must be switched off when leaving the apartment.
Candles, open flames and other fire-hazardous activities are not permitted.
Security-related equipment must not be blocked, removed, tampered with or misused.
For security purposes, cameras are located exclusively in public or generally accessible areas, in particular in the entrance area and stairwell. There is no video surveillance in apartments or other private areas.
11. Violations/House Rules
In the event of gross or repeated breaches of these house rules, applicable law or the legitimate interests of other guests, neighbours or third parties, we reserve the right to terminate your stay without notice and to deny you access to the apartment.
In such a case, there is no entitlement to a refund of payments already made.
We reserve the right to make further claims, in particular claims for damages.
